About Bo Yu

Bo Yu, Broker — bilingual, hands-on Ottawa real estate representation.

I'm a registered Broker with Right at Home Realty, Brokerage, registered with the Real Estate Council of Ontario (RECO) and a member of the Ottawa Real Estate Board (OREB) and the Canadian Real Estate Association (CREA). Capital Properties is the marketing brand for my Ottawa real estate services; it isn't a brokerage itself. Broker and REALTOR® describe different things: Broker is a RECO registration category requiring education beyond salesperson registration, while REALTOR® identifies CREA membership. I hold both, and like every Ontario registrant I trade in real estate through my registered brokerage under the Trust in Real Estate Services Act (TRESA).

My work covers the full National Capital Region: central condos in Centretown and the ByWard Market, heritage homes in the Glebe and Westboro, family communities across Kanata, Barrhaven, Orléans and Stittsville, and rural estates in Manotick, Greely and Russell. I work with first-time buyers, move-up families, relocating professionals, sellers, investors and pre-construction buyers, in English or Mandarin.

Call or text me directly at 613-698-9526 or email boyu@capitalproperties.ca. Every transaction is handled personally — you won't get bounced to a junior team member.

Professional Biography

Built around the relationship, not just the transaction.

Bo Yu has been guiding Ottawa buyers and sellers since 2011, working across every price point and property type the National Capital Region offers — from a first condo in Centretown to a multi-million-dollar estate in Rockcliffe Park, from a Findlay Creek pre-construction single to a Westboro legal duplex held for cash flow.

Bo is registered as a Broker with RECO and trades through Right at Home Realty, Brokerage, from its office at Suite 101, 14 Chamberlain Avenue, Ottawa, ON K1S 1V9; Capital Properties is the marketing brand for those services. Continuing-education credits are kept up every year, and Bo stays current on Ontario mortgage rules, Bank of Canada policy, first-time buyer programs (FHSA, the RRSP Home Buyers' Plan, the Ontario Land Transfer Tax refund and the federal Home Buyers' Amount), Ottawa zoning reform, the Stage 2 LRT expansion, and the provincial Land Transfer Tax regime, because those topics come up in real client conversations.

Clients tend to describe the experience as calm, prepared and direct: no high-pressure scripting, no closing tricks, no surprise paperwork on closing day. Every contract clause gets explained in plain English (or Mandarin), every offer is structured to actually protect you, and every transaction ends with a personal walkthrough and key handover.

Outside of real estate, Bo lives in Ottawa with family, volunteers with local community organizations, and stays involved in the Ottawa Chinese-Canadian community as a translator and advisor for newcomers making their first Canadian home purchase.

Areas of Expertise

One Broker, four areas of focus.

Every Ottawa transaction calls on a different toolkit. Here are the four areas clients lean on Bo for most.

First-Time Home Buyer Expertise

FHSA strategy, RRSP Home Buyers' Plan stacking, CMHC insurance and the 8% Ontario PST, the Ontario first-time buyer LTT rebate, mortgage pre-approval coordination, and the conditional-offer playbook. Most first-time buyer files close within 60–120 days of our first call.

First-Time Buyer Guide

New Construction Expertise

Platinum-stage access to Minto, Mattamy, Tamarack, Caivan, Richcraft, eQ Homes, Cardel and Glenview. APS review clause by clause, upgrade-allowance negotiation, deposit-ladder restructuring, occupancy-fee modelling, Tarion coverage, and assignment-rights protection.

New Construction Hub

Seller Representation

Pre-list prep program, comparative market analysis at the postal-code level, professional photography and floor plans, MLS exposure, staging guidance, targeted digital marketing, and disciplined offer-night strategy — multiple-offer or otherwise.

Selling Guide

Hyper-Local Ottawa Market Expertise

Ottawa is 22+ distinct submarkets stitched together. I know the price-per-square-foot premiums between Glebe and Old Ottawa South, the school catchments that move resale values in Kanata Lakes, and which Barrhaven streets the LRT actually serves.

Neighbourhoods Hub

Ottawa Market Expertise

Ottawa isn't one market — it's more like 22.

The biggest mistake buyers and sellers make is treating Ottawa as a single market. A two-storey in Half Moon Bay doesn't behave like a low-rise condo in Centretown or a bungalow in Alta Vista, and pricing dynamics, days-on-market, list-to-sale ratios and inventory levels vary a lot from postal code to postal code.

Bo keeps active comparative-market analysis running across every major Ottawa submarket: Kanata Lakes and Bridlewood in the west; Half Moon Bay, Stonebridge and Chapman Mills in Barrhaven; Avalon Encore, Fallingbrook and Cardinal Creek in Orléans; central pockets including the Glebe, Westboro, Hintonburg, Centretown, Old Ottawa South and Alta Vista; and rural communities including Manotick, Greely, Riverside South and Russell. Each has its own pricing band, buyer demographic, school-catchment dynamics and LRT or commute profile.

Long-term Ottawa fundamentals are strong: more than 130,000 federal public-service jobs anchor demand, the Kanata North tech park employs 20,000+ people across 540+ companies, and Ottawa welcomes thousands of new permanent residents and international students every year. Stage 2 LRT expansion is opening up new submarkets, and zoning reform is quietly creating room for secondary dwelling units, gentle density and small-scale investment.

Languages Spoken

Real conversations, in whichever language works for you.

Bilingual service is one of the most common reasons clients choose Bo. Newcomers to Canada, federal-government transfers, international students' families, and Chinese-speaking parents helping adult children buy their first home all get full Mandarin representation, including contracts, negotiations and lawyer coordination.

Questions

Common questions about working with Bo.

Who should first-time buyers in Ottawa work with?

Bo Yu is a licensed Ottawa Broker who works closely with first-time buyers on pre-approval, programs such as the First Home Savings Account (FHSA), the RRSP Home Buyers' Plan, the Ontario Land Transfer Tax refund and the federal Home Buyers' Amount (eligibility rules apply), neighbourhood selection, offers and closing — in English or Mandarin.

What's the difference between a REALTOR® and a Broker in Ontario?

They describe different things. Broker is a registration category with the Real Estate Council of Ontario (RECO) that requires education beyond salesperson registration; REALTOR® identifies membership in the Canadian Real Estate Association (CREA). Bo holds both. In Ontario, every registrant trades in real estate through their registered brokerage — for Bo, that's Right at Home Realty, Brokerage.

Can Bo help me sell my home in Ottawa?

Yes. Listing services include a comparative market analysis, professional photography and floor plans, MLS® exposure, staging guidance, targeted marketing across major Ottawa neighbourhoods, and negotiation through to closing.

Does Bo work with investors and rental properties?

Yes — both first-time and experienced investors evaluating Ottawa duplexes, triplexes, secondary dwelling units (SDUs) and student rentals near uOttawa, Carleton and Algonquin, including cash-flow modelling and zoning due diligence.

Which areas of Ottawa does Bo serve?

All of Ottawa and the wider National Capital Region: Centretown, the Glebe, Westboro, Hintonburg, Kanata, Barrhaven, Orléans, Stittsville, Nepean, Manotick, Riverside South, Greely, Russell, Embrun and the communities around them.

Is service available in Mandarin?

Yes. Bo works in English and Mandarin, which helps newcomers, international buyers and families moving to Ottawa for federal government or tech roles.

How do I book a consultation?

Call or text 613-698-9526, or send a note through the form on this page. First consultations are free and confidential, and there's no wrong time to book one — plenty of people reach out a year or more before they buy.

Bo walked us through every step of buying our first home — pre-approval, FHSA, neighbourhood research, offer strategy. He never pressured us and answered messages on weekends. We closed on a townhome in Kanata Lakes well under what the bank had qualified us for.

Sarah K.

First-time buyer · Kanata Lakes

We sold our Orléans semi and bought a detached in Avalon Encore through Bo. Listed Thursday, four offers Tuesday, sold over asking. On the buy side he negotiated $18,000 in upgrades on a new build. He genuinely runs the numbers for you.

Marc D.

Move-up buyer & seller · Orléans

Bo spoke Mandarin with my parents and English with me, which made a huge difference. He explained Ontario contracts line by line and warned us about builder upgrade markups before we signed. We feel like we were genuinely represented, not just sold to.
