Cookie Policy & Tracking Choices
This page describes the cookies and similar technologies used on capitalproperties.ca. Most of what this site stores is not a cookie at all — it is browser local or session storage — so we describe each technology accurately rather than lumping everything together.

The short version
Essential storage is always on because the site cannot work without it. Optional first-party analytics is off by default and only starts if you choose “Accept analytics”. There are no advertising cookies, no third-party analytics networks, no cross-site tracking and no sale of data. You can change your choice at any time:

Optional analytics in detail
Analytics on this site is first-party: the records are written to our own database rather than sent to an advertising or analytics company. When, and only when, you have opted in, we record the page path you visited, the page that referred you, your browser and device user-agent string, the specific interaction (for example opening a listing, with its MLS® number, address or price where relevant) and a random session identifier.
The purpose is to understand which neighbourhoods, guides and listings people actually find useful, so the site can be improved. It is never used to build an advertising profile and it is never used to authorize marketing messages to you — commercial email or texts require separate express consent under CASL.
If you withdraw consent, collection stops immediately and the random session identifier is deleted from your browser.
Third-party embeds and links
Some pages embed or link to independent services: a map frame from OpenStreetMap on listing detail pages, Google Fonts for typography, brokerage listing search pages at Right at Home Realty, and links to government or mortgage resources. When content loads from those providers, your browser contacts them directly and they may see your IP address and browser information under their own policies. These embeds are used for map display and typography only, not for advertising.
How to change your settings
Use the “Cookie settings” link in the footer of any page, or the button above, to turn analytics on or off. Rejecting optional analytics does not block or limit any part of the site.
You can also clear or block storage in your browser settings (Chrome, Safari, Firefox and Edge all provide controls under Privacy). Blocking essential storage may sign you out of the administrative dashboard or lose saved searches.
