Privacy Policy
This policy explains, in plain language, what personal information capitalproperties.ca collects, why it is collected, who it is shared with, and the choices you have. It is written to follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), including the accountability and meaningful-consent principles.

1. Who is responsible for your information
Capital Properties is the marketing name used by Bo Yu, Broker. It is not a brokerage. Real estate services are provided through Right at Home Realty, Brokerage, and information collected here may be handled by the brokerage as part of providing those services.
Bo Yu acts as the Privacy Officer for this website and is accountable for the personal information under his control, including information handled by service providers on his behalf.

2. What we collect
We only collect what we need. Depending on how you use the site, that can include:
- Contact and enquiry details you type in: first name, last name, email address, phone number, the option you select (for example buying, selling, or a specific promotion) and anything you write in a message box.
- Property-related details: a property address or MLS® number you send to Bo, saved searches, filters and search criteria, and notes about budget, neighbourhood or timing that you choose to share.
- Communications: emails, texts and call notes exchanged with Bo about your enquiry, so a conversation can be continued properly. Email sent to the capitalproperties.ca mailbox may be matched to your existing enquiry record.
- Account and sign-in data: only for the private administrative dashboard used by Bo and authorized staff — email address, authentication tokens and role. Members of the public do not have accounts.
- Technical and log information: the page path you visit, the referring page, browser and device information (user agent), and information our hosting, database and security providers necessarily process to deliver pages and protect the site, which can include your IP address and the approximate location it suggests.
- Your privacy choice: whether you accepted or declined optional analytics, stored in your browser so we do not ask again on every page.
- Optional analytics (off unless you opt in): a randomly generated session identifier plus interaction events such as which page or listing you viewed. This is only created and recorded after you turn analytics on. See the Cookie Policy.
We do not ask for, and ask that you do not send, sensitive information such as SIN, banking details, or health information through this website.
3. Where the information comes from
Most information comes directly from you when you complete a form, email, call or text. Technical and log information is generated automatically by your browser and by our hosting providers. Listing and property data displayed on the site comes from brokerage and listing data sources, not from you.
4. Why we collect it, and the basis for it
The purposes are identified here, at or before the point of collection:
- To reply to your enquiry and provide the real estate information, showing, valuation or consultation you asked for.
- To provide real estate services through Right at Home Realty, Brokerage where you decide to work with Bo.
- To keep an accurate record of our conversation so nothing is missed or repeated.
- To operate, secure, troubleshoot and improve the website.
- With your opt-in only, to understand which pages and listings are useful so the site can be improved.
- To meet legal, regulatory and brokerage record-keeping requirements under Ontario real estate rules.
We rely on your consent, given by submitting a form or continuing an enquiry, except where the law permits or requires us to collect, use or disclose information without it. You may withdraw consent as described below, subject to legal and contractual limits.
Submitting a form on this site authorizes only the response or service you requested. It is not consent to receive unrelated promotional email or text messages. If we ever offer an ongoing newsletter, market update or property-alert list, it will be a separate, clearly labelled, unchecked option with a working unsubscribe link, as required by Canada's Anti-Spam Legislation (CASL).
5. Limiting collection and use
We collect only what is necessary for the purposes above, and we do not use your information for a new, unrelated purpose without telling you and, where required, getting your consent first. Optional fields are labelled optional.
7. Processing outside Canada
Some of our service providers store or process information outside Canada, including in the United States and other countries. While information is in another country, it may be accessible to the courts, law enforcement and national security authorities of that country under its laws. We use reputable providers and require them to protect the information with safeguards comparable to those described here. If you would like more information about our providers or their locations, contact the Privacy Officer.
8. How long we keep it
We keep personal information only as long as it is needed for the purpose it was collected for, or as long as we are required to keep it for legal, regulatory, brokerage, tax or dispute-resolution reasons — for example, real estate records that must be retained under Ontario requirements. Enquiries that do not lead to a working relationship are kept for a reasonable follow-up period and then deleted or de-identified.
Records deleted from the administrative dashboard first move to a recoverable trash area so a mistake can be undone, and are then permanently removed. A limited administrative log of the deletion action itself may be kept for accountability.
9. Keeping it safe
We use safeguards appropriate to the sensitivity of the information: encrypted connections (HTTPS), access controls and role-based permissions on the administrative dashboard, database row-level security so enquiry records are not publicly readable, authentication for all administrative access, and reputable hosting providers. No method of transmission or storage is perfectly secure, so please avoid sending sensitive information by email or web form.
10. Accuracy
We try to keep personal information accurate, complete and up to date for the purposes it is used. Please tell us if your contact details or requirements change.
11. Your access, correction, deletion and withdrawal rights
You may, at any time:
- Ask what personal information we hold about you and how it has been used or disclosed.
- Ask us to correct information that is wrong or incomplete.
- Ask us to delete information we no longer need to keep.
- Withdraw your consent to further contact or to a particular use, subject to legal and contractual restrictions.
- Turn optional analytics on or off at any time using the “Cookie settings” link in the site footer.
Write to boyu@capitalproperties.ca or the office address above. We will respond within 30 days, or tell you if we need more time. We may need to verify your identity first.
Limits and exceptions. We may not be able to give access to, or delete, information where doing so would reveal another person's personal information, where it is subject to solicitor-client privilege, where it relates to an ongoing investigation or legal claim, or where a law, regulator or brokerage record-keeping requirement obliges us to keep it. If we refuse a request, we will explain why in writing and tell you how to challenge the decision.
12. Questions and complaints
Please raise any concern with the Privacy Officer first — most issues are resolved quickly. If you are not satisfied with our response, you may contact the Office of the Privacy Commissioner of Canada, which oversees PIPEDA, or the applicable Ontario regulator. We will cooperate with any review.
13. Children and minors
This website is intended for adults. We do not knowingly collect personal information from children. If you believe a child has submitted information, contact us and we will delete it.
14. Links to other websites
The site links to and may embed material from independent third parties, such as brokerage listing search pages, map providers and mortgage or government resources. Once you follow a link or interact with an embed, that organization's own privacy practices apply. We are not responsible for their content or practices.
15. Changes to this policy
We may update this policy as the site or the law changes. The “Last updated” date at the top shows the current version. Material changes affecting how we use your information will be highlighted on the site. This version is effective August 21, 2026.
