Sell Your Home in Ottawa

Selling in Ottawa today is a different exercise than it was during the 2021–22 frenzy. Pricing strategy, presentation, and marketing reach matter much more than they did when every listing sold over ask.

Here's how I approach Ottawa listings — and what sellers should expect from any agent they hire.

Pricing strategy

Pricing is the single largest lever on sale price in today's Ottawa market. List too high and the listing stales; list slightly under recent comps and you create competition.

Comparable sales are pulled neighbourhood by neighbourhood and adjusted for finish level, lot size, exposure, and condition. I prepare a written comparative market analysis (CMA) for every listing.

Preparing the home

Pre-listing repairs, decluttering, deep cleaning, and selective staging consistently produce the strongest sale results in Ottawa. Most listings I take on have a 1–3 week prep window before they hit MLS.

Marketing reach

MLS is table stakes. Professional photography, floor plans, virtual tours, social media, paid digital, and a curated buyer database are where listings actually find their buyer in 2026.

Offer negotiation

Whether you're handling a single offer or multiples, structure matters. Conditions, irrevocable timing, deposit, included chattels, and closing date all affect net result. I walk through every offer line by line with my sellers.

Closing and possession

Once you have a firm sale, your lawyer handles title transfer, mortgage discharge, and trust funds. You hand over keys on closing day.

FAQ

Frequently asked questions

What is the average commission to sell a home in Ottawa?
Most Ottawa listings are marketed at 4%–5% total commission, split between listing and buyer agents. This is negotiable and depends on price point, scope of services, and marketing budget.
How long do homes take to sell in Ottawa?
Median days on market varies by quarter and pocket. In a balanced market, well-priced and well-presented Ottawa homes typically sell within 14–30 days. Days on market is reported by the Ottawa Real Estate Board.
Should I stage my Ottawa home before selling?
Almost always — even partial staging consistently increases offer price and reduces days on market. The ROI on a $2,000–$5,000 staging investment in Ottawa typically runs 5x or higher.
What's the best time of year to sell in Ottawa?
Spring (March–June) and fall (September–November) are the most active selling seasons in Ottawa. Winter listings face less competition but smaller buyer pools.
