Inventory is thin — Rothwell rarely shows more than a handful of active listings at once. Tear-down-and-rebuild activity continues steadily, but tree protection and lot-coverage rules shape what gets approved.

Executive homes typically trade between $1.4M and $3M+, with rebuilt or estate-grade homes on the larger lots clearing higher still. Lot size and tree canopy drive pricing more than square footage does.
