Crystal Beach Real Estate

By Bo Yu, Broker, Right at Home Realty, Brokerage

The Ottawa River runs along the edge of Crystal Beach, and Andrew Haydon Park is close enough for an evening walk, which is part of why the mid-century bungalows here hold their appeal.

Read on for schools, the commute to DND Carling and downtown, parks, shopping, and pricing before you go looking at a specific street.

Prices, rates, and program rules change often. Treat the figures here as general guidance, not advice for your specific situation. Ask Bo for current OREB comparables, and confirm program eligibility with your lender or lawyer.

Community overview

A lot of Crystal Beach was built in the mid-1900s, so bungalows and low-slung one-and-a-half-storey homes dominate, many on lots larger than what you'd find in newer west Nepean subdivisions. Renovation levels vary a lot from one house to the next, since original owners and newer buyers are both still on these streets.

Schools in Crystal Beach

Crystal Beach kids attend schools under OCDSB, OCSB, CEPEO, or CECCE depending on the street, and boundaries can move, so check the current assignment for the address you're considering.

Transportation & commute

The short hop to DND Carling is the draw for a lot of buyers here, and downtown Ottawa is roughly 15 to 35 minutes away outside peak hours via the nearest arterial and the 417. OC Transpo buses cover the route as well.

Parks & recreation

Andrew Haydon Park is the neighbourhood's best asset — river views, paths, and green space right nearby. Smaller neighbourhood parks and schoolyards fill in the rest.

Shopping & amenities

Everyday groceries, pharmacies, and restaurants sit along the closest commercial strip, with larger retail a short drive into neighbouring west Nepean communities.

Lifestyle

Crystal Beach has a quieter, almost cottage-adjacent feel thanks to the river frontage, even though it's a short drive to downtown. Weekends tend to mean walks or paddles along the water rather than mall trips.

Real estate market

Original mid-century bungalows still make up a good share of what comes to market, alongside renovated versions and some newer infill on larger lots. Turnover tends to follow how much work a given home needs.

Average home prices

Detached homes here typically sell above townhome and condo product elsewhere in west Nepean, reflecting the river-adjacent lots. I'll pull current comps once I know which street and home type you're eyeing.

Who should live in Crystal Beach

DND Carling employees make up a real share of buyers here given the commute, alongside downsizers drawn to bungalow living and families wanting river access. It's less of a starter-home market and more of a settle-in address.
