Mattamy Homes

Canada's largest privately-owned home builder, active in Ottawa through Half Moon Bay (Barrhaven), Fairwinds (Stittsville), and a deep portfolio of single-family and townhome product. Consistent finishes, mature customer-service infrastructure, and the most comprehensive model-home network in the city.

Strengths: predictable build quality, scaled warranty operations, structured upgrade pricing. Watch-outs: upgrade margins at the design centre run high, and high-volume releases can mean stretched site-supervision attention during peak construction months.

Minto Communities

Ottawa-headquartered, with the deepest local-market knowledge of any major builder. Active in Mahogany (Manotick), Avalon (Orléans), Arcadia (Kanata West), and several downtown condo projects. Strong reputation for master-planned community design and amenity integration.

Strengths: thoughtful site planning, parks and pathways built into the community fabric, well-handled handover. Watch-outs: premium pricing in flagship phases, and waitlists for the most popular models.

Tamarack Homes

Family-owned Ottawa builder with strong presence in Half Moon Bay, Cardinal Creek Village, and Findlay Creek. Known for floor-plan flexibility, customization at the structural-options stage, and a culture closer to a custom builder than a true production house.

Strengths: receptive to reasonable design requests, good local reputation, fair upgrade pricing relative to peers. Watch-outs: smaller release calendar means fewer lots, and the most desirable models sell out early in each phase.

Richcraft Homes

Ottawa-based builder with a strong land position across Kanata, Findlay Creek, Riverside South, and downtown condos. Long-standing local reputation built on consistent product and a deep design-centre menu.

Strengths: well-finished standard inclusions, predictable construction quality. Watch-outs: design-centre upgrades priced at full retail — negotiate credits before signing rather than chasing them after.

Caivan Communities

One of the fastest-growing Ottawa builders. Active in Half Moon Bay, Riverside South, and Findlay Creek with streamlined, value-engineered floor plans and a noticeably faster construction tempo than most peers.

Strengths: aggressive build schedules, clean modern elevations, competitive base pricing. Watch-outs: tighter standard inclusions, limited customization, and a more rigid change-order process than custom-leaning builders.

Cardel Homes

Premium-leaning west-end builder. Active in Stittsville (Bryanston Gate, Fairwinds) and Kanata Lakes with larger single-family floor plans and an executive product mix.

Strengths: stronger standard finish package than most production builders, larger lot inventory in flagship pockets. Watch-outs: higher price-per-square-foot, and limited footprint outside the west end.

Claridge Homes

Dominant downtown Ottawa condo builder. Also active in Findlay Creek and Manotick freehold communities. The go-to name for urban high-rise pre-construction in the core.

Strengths: site selection in transit-oriented locations, large condo portfolio with multiple price points. Watch-outs: condo deliveries occasionally run long; review the disclosure statement carefully.

eQ Homes, Uniform, Park View, Phoenix, HN, and the infill specialists

eQ Homes leads master-planned redevelopments at Greystone Village (Old Ottawa East) and Wateridge Village (Rockcliffe). Uniform Urban Developments focuses on Westboro / Hintonburg infill. Phoenix, HN, and Park View round out the suburban market with selective releases.

Smaller infill builders — Domicile, Surface Developments, Lake Partnership and others — produce some of the strongest design-led product in the central city. Pricing reflects the quality.

How to vet any Ottawa builder

Pull the Tarion Builder Directory and read the warranty claim history. Drive completed communities from the builder's last two phases and knock on doors — owners are usually candid about post-closing service. Ask your buyer's agent for unfiltered notes from recent representations.

Pricing tiers across the Ottawa builder market

Entry townhomes from production builders generally start in the high $400,000s in Barrhaven and Orléans, with executive singles from premium builders running into the mid-$1Ms in flagship pockets. Condos span from sub-$400,000 starter units to luxury downtown product north of $1M.

Builder pricing is locked at contract signing, with upgrades and lot premiums added separately. The base price advertised in marketing rarely reflects the all-in delivered cost.

How do I know if a builder is reputable?
Cross-reference the Tarion Builder Directory with on-the-ground reconnaissance: drive two or three prior phases, knock on doors, and ask a buyer's agent who has represented purchasers with that builder for unfiltered notes. Reputation is built over phases, not marketing.
Can I negotiate price with an Ottawa builder?
Base price is usually firm — that's the public price list. The real negotiation is upgrade credits, free options, lot premium adjustments, deposit-structure changes, and closing-cost contributions. Most of that requires buyer-side representation walking in.
